Strange Connection Problems

My friend and I have been trying to play games together, but to no avail. At first, he couldn't host any games; but we fixed that. He can host games just fine now. I can't host games because I'm on my apartment complex's T1, but I've forwarded all my ports on my router anyway and I can join any game and play just fine. The problem arises when he hosts a game, and I join. The game starts off fine, but anywhere from 30 - 2 minutes into it I ALWAYS lag out and drop. We're on Ventrilo talking to each other the entire time, so it's not a bad connection. We both can join another game hosted by someone else and play just fine as well. I've gone over his house before, hosted games there and there are no lag outs. Any ideas?

Also let it be said, the problem to my knowledge (being said friend) is specific only to sir tex. I've never had this problem with anyone else I host games for. In fact, in a game with multiple players, tex will be the only one to drop, and then the game will progress normally with all of the other players.

Addendum.

I've tried hosting a game without going through my router, and connecting directly through my cable modem. We still had the same problem so it can't be router related.

Any idea what would be causing this bug?
